There are several things that you need to take note of before you shop for any foreclosure deal. The following is a list that one needs to consider:
1. You must consider the condition of your potential property. This is because most bank owned properties are sold "as is" where nothing has been done to improve or repair any flaws of the property. Furthermore, if you later discover any problem or flaws of that particular property, the banks will not be responsible and you will end up forking out your own money to repair it. The previous owner of the property has been struggling financially and thus neglecting any maintenance that needs to be performed. If possible, get your contractor to have a tour with you around the property. He will be able to give you a figure of how much it will cost to get the property back into a good shape.
2. Consider getting a pre-approved from the lender that you intended to buy from. If the property you are interested in is owed by XX, get XX to pre-approve you as this may benefit you in some way in bidding the property.

3. Otherwise you can contact the lenders directly. Establish relationships with the bank managers. Let them know that you are viable buyer and they might give you tips on which new foreclosures are coming to the market. Besides that, if the bank is the one who repossess the house, you might be able to have a fast deal without any competitive bidders for that particular property.
4. You must be patient when making any offer in buying foreclosure property. Calculate the expenses that you would like to invest in the property and make a budget list out of it. This is to ensure that you do not spend more than you could offer.
